JOB SUMMARY:

The project director will be overseeing 3 individual residential properties - value of up to $100-$200million+ in construction value, each being between 100,000-300,000 sqf in KSA. The employer is a British firm based in London, their client is based in KSA.

This is the firm's first residential project in the middle east working alongside the developer of the wider masterplan. The project director will be the client contact for the HNWI owner of the property throughout the duration of the project reporting to the client relationship director, and reporting back to the operations director based in KSA. The role requires warmth and strong relationship-building skills to guide HNWIs through their projects.

The project director will be responsible for making sure HNWI (owner of the property) interior design requirements are understood and a project brief has been formed. Alongside the client team, each of the 3 properties will have its own individual consultant team consisting of architects, interior designers, and any specialists required as part of the design process. The role is working side-by-side with the developer who will be delivering the project – this is focused on the procurement for the interiors overseeing and guiding the HNWI. The developer will be responsible for the delivery of the project. Fluid communication and information sharing in this early stage are essential.

The project director should be able to advise the client, aligning design partners to the HNWIs individual tastes. You will project manage his process and align the ideal interiors and all design teams to the client's requirements and personalities. The architects have been appointed, this role will manage the interiors, lighting, AV, artwork, landscaping etc. You’ll be working/sourcing the world’s best. The role will condense sourced options and present them to the HNWI.

The project director will oversee the tendering of all design partners and ensure the client has the best team available to meet the needs of the HNWI’s brief. The role will involve extensive global travel and where design partner studios may be based. All design partners will respond to a strong design brief and be prepped to interview with the HNWI.

The role focuses on process, structure, and early planning of projects from the earliest stage. The role requires strong project management, logistics, operations, liaison, and communication. Profiles who can digest and track large amounts of information, simplify and present to all reports will be best suited. Architects who enjoy building relationships would enjoy the role.

TASKS:

- manage client relationships from initial client contact through project launch to day-to-day client

- analyse client- and project needs as part of project-team assembly

- align/match suppliers with appropriate clients and projects

- detail and create deliverables for clients in line with the agencies established procedures, policies, and fee analysis

YOUR REQUIREMENTS:

- BA Hon in architecture (Part III qualified ideally), interior design or interior architecture

- worked as an architect/interior designer or interior architect for 10 years+ post qualification

- a detailed knowledge of design styles

- understanding of the high-end property industry

- a strong knowledge of the processes and inputs involved in high-end residential construction projects in the UK or overseas

- knowledge of luxury design trends, finishes - requirements to make a super prime property

- knowledge of all RIBA stages

- the ability to manage work streams on numerous projects concurrently

- excellent client relationship and client-facing skills

- knowledge of working on Middle Eastern projects

Candidates must be eligible to live and work in the UK.
